Morrison Ranch

Grass-lined streets and lakes that feel more Midwestern than desert. Tree-heavy, family-dense, close to top-rated schools. Custom and semi-custom sections push well past $2M for larger lots and premium builds.

Power Ranch

Low $300Ks–$1M+

Gilbert's most accessible entry point. 2,084 acres, 11 distinct neighborhoods, 26 miles of trails. Great value for the amenity package, though larger or recently updated homes here can clear $1M.

Seville

Low $400Ks–nearly $4M · median ~$650K–$690K

Home to Gilbert's only full private country club — golf, tennis, pickleball. Widest price diversity of any single Gilbert community.

Cooley Station

Among Gilbert's lowest entry points

Newer construction with strong community planning. The clear pick right now if affordability is the top priority within Gilbert proper.
